Many old industrial sites in Flanders are waiting for a new use. They are often located in or near a city or village centre: they offer an excellent opportunity for the realisation of new housing. The transformation meets the need for renewal of our housing heritage and the growing need for housing, due to a rising population and a thinning family.

Vooruitzicht is an Antwerp-based property developer that has been operating since1905, originally as a construction company. The firm specialises in property development projects in urban environments. Its projects are mainly residential and mainly target the budget and middle class. As a property developer with a long-term vision, the Prospect group does not shy away from taking on complex redevelopments of abandoned business sites, often with land contamination issues.

Efficient use of space

PMV finances the Vooruitzicht group with a bond loan. After all, most of Vooruitzicht’s projects are located within PMV’s fields of action: creating space to do business by revitalising underused sites and brownfields and stimulating inner-city developments on the basis of an efficient use of space. Specifically, together with other bondholders and bankers, it finances four land positions located in Antwerp-Linkeroever (Combori site), Antwerp-Deurne (Eksterlaer site) and Hemiksem (2 contiguous sites, ex-Bekaert). With its investment, PMV aims to leverage 6 times the PMV contribution.

PMV’s role

PMV subscribed to a bond issue. In this way, PMV wants to be a catalyst for attracting private capital and the Flemish investment company supports the redevelopment of former industrial sites and inner-city developments. This helps the Vooruitzicht group to realise new housing, which responds to the renewal of our housing heritage and to demographic developments.

The project in numbers

In Antwerp-Deurne, on a site of approximately 101,000 m², more than 500 housing units will be realised, some of which will be filled in as social housing. Vooruitzicht envisages a mix of ground-level houses and flats. The site will also house a residential care centre for 126 residents. In Hemiksem about 290 housing units will be built on two sites of 96,000m² and 27,000m². Mainly flats will be provided there, many of which are located on the Scheldt. There is also room for ground-level housing. Finally, the Combori site on Antwerp’s Left Bank is a 37,000m² site whose infill still needs to be further determined depending on a spatial planning initiative taken by the city of Antwerp.
