Leuven - gebiedsontwikkeling

To upgrade an outdated Leuven district into a new green neighbourhood with some 200 residential units, property developer LGV applied for funding from PMV.

At a hinge point between Leuven’s commercial city centre, the trendy Vaartkom and the social housing blocks of Sint-Maartensdal, a new green space will soon be created where it will be pleasant to live. Due to the highly fragmented ownership situation, the redevelopment of the somewhat morose part of town, today an outdated no man’s land with a mix of old industrial town sheds, row houses and an outdated above-ground car park, was a long time coming.

Redevelopment

A breakthrough came when the parking building nearby came into the hands of Optimal Parking Control (OPC), Belgium’s market leader for managing parking spaces in cities and municipalities. Owner couple Lamens-Robberechts – also shareholder of real estate developer LGV – already owned numerous surrounding properties, and conceived the plan to realise a residential project around the car park. The city of Leuven already welcomes the redevelopment. The project will not only improve the spatial quality; the construction of a park area will also bring more green into the city. The project also values the social and ecological dimension. For instance, the houses will be nearly energy-neutral and use geothermal energy for heating and passive cooling, and a roof garden is being considered for the roof of the supermarket that is part of the project. Each of these are choices made possible in part by PMV’s investment.
